The largest portion of Facilities Management (FM) services are performed by the department's three operational districts (East Bank, Health Sciences and St. Paul-West Bank). These cross-functional teams are primarily responsible for the maintenance and cleaning of buildings in their geographical area, with additional support provided by Central Services and Energy Management.
As part of our property services model, team mangers serve as the single point of contact responsible for solving all customer facility issues within a million square foot area of campus. This fosters strong relationships with students, faculty and staff which allows us to anticipate their needs and customize our services to meet them.
As an organization, FM is committed to being Customer Focused and Cost Effective, while creating a Culture of Accountability. Our customers receive a baseline service level called the Maroon Standards, which are reviewed regularly as part of the budget process. Any changes that result from review are communicated to customers through their FM representative and changes in the Service Level Agreements (SLA’s).
SLA’s serve as a communication tool for setting customer expectations. These agreements help define relationships within our own units, as well as with other university partners. Customers can request services over and above the Maroon Standards with an SLA that outlines the extra services and their costs. Key Performance Indicators (KPI’s) have been developed to help measure these expectations and hold us accountable for our performance.
In FM’s Culture of Accountability, strategic and operational objectives are translated into specific goals for each staff member. These cascade from the vision set by University Services goals. In FM, employee feedback has become a continual process, rather than just an annual occurrence. Performance goals are reinforced through ongoing feedback from supervisors.
