FM Headerservice level standards maintenance operations

The purpose of Maintenance Operations is to preserve the assets of the University and to support the University’s Mission. Services provided fall into three major categories: preventive maintenance, routine repairs and emergency services. A brief description follows.

Preventive Maintenance

To prevent emergencies and equipment breakdown, Facilities Management conducts ongoing maintenance on equipment. Preventive measures include inspections, testing, lubrications, cleaning, filter and belt changes. Work is preformed according to the manufacturer’s recommended maintenance procedures and typically does not require a customer request. If a customer wants to have Maintenance Operations maintain any special equipment outside the scope of the department’s basic responsibilities such services are chargeable. Preventive maintenance responsibilities include those mandated by government regulations, insurance requirements and building codes. Many of these, such as fire alarm testing, are designed to ensure the safety of building occupants.

Routine Repairs

Routine repairs are defined as the everyday work that originates within services facilities. Dripping facets, broken windows and door repair are all examples of routine repairs.

Emergency Services

A maintenance emergency is any situation that will result in a threat to life, safety, health , facilities, utilities or the cancellation of classes, clinics or events if not responded to immediately. An example of an emergency would be a water pipe bursting and flooding a classroom. If an emergency is determined to have been caused by a department’s inappropriate action or inaction, the emergency response may be chargeable to that department.

Maintenance Operations is organized into 4 districts to serve the Twin Cities campuses. They are:

  • East Bank
  • Health Sciences
  • North/West
  • St. Paul Campus
